Help! Need a Southwest style sauce for steak sammy STAT!

Making subs, thought I'd do a few of them with steak. Thought about some cheap rip-off of Subway's sauce. Any idears???

1 c Mayonnaise
1 t Brown sugar
2 T Soy sauce
3 T Lemon juice
1/2 t Cayenne pepper
2 T Grated Parmesan cheese
Salt and pepper to taste

Chilpolte Red Pepper Mayo:

1 chipolte pepper (from can of Chipoltes in Adobo Sauce)

1 roasted red pepper, seeded

juice of one lime

1 cup mayo

1 t thyme

salt and pepper to taste.

Blend in food processor.
